Sale of Peacehaven - Rosecraddoc Bungalows

The bungalow is double-glazed throughout, decorated to a high standard and the bathroom boasts the luxury of a corner bath. The sale includes all furnishings and fittings. What you see is what you get! The property would make a lovely family holiday home 'retreat' for week-ends/holidays, while also offering the possibility of combining with a small letting business that will more than 'pay the bills' and could become a useful investment.

The owners are looking for a private sale on offers around £42,000. 

Please note that properties at Rosecraddoc Lodge CANNOT be used for long lets or residential use. See further notes at the bottom of this page.

The Location:

Rosecraddoc is situated on the foothills of Bodmin Moor and the site is set within an area of farmland, on level grounds in a sheltered river valley. The site is approximately 7 acres and contains fifty such bungalows, purpose built in the 1970’s, along the original manor house driveway. All the bungalows are traditionally built of double concrete block with cavity and rendered under a tiled pitched roof with solid floors. These are NOT mobile homes. By design, the site offers a peaceful environment, consisting of grass areas and woodland shrubs, mainly rhododendron. There is a pub/restaurant nearby, but no nightclub. An excellent swimming pool and leisure centre is just 5 minutes away. This is a ‘get away from it all’ place, yet within easy reach of beaches and other holiday attractions. Looe is the nearest coastal resort, 13 miles away.

 The bungalow comprises:

Entry through the side door brings you into the kitchen/dining area, pictured below. The kitchen is well -equipped with a four-ring cooker, oven and grill, a microwave oven, toaster, refrigerator and washing machine. A wide range of cooking utensils, cutlery and crockery makes self-catering easy for you. Walking through, towards the lounge, the dining table comfortably seats four people. 

 

The comfortable lounge area has seating for four people on a three-piece suite, a coffee table,  a television, a video player and a cassette tape deck/radio. An efficient night-storage heater is well situated to spread warmth around the bungalow and is supplemented in the lounge with a 'flicker-flame' cast iron 'fire', complete with a remote control handset!

The main bedroom has a double bed with built-in cupboard space above, maximising space in the room.  The bright, well decorated room also has a shelf with mirror above, an electric fan heater and a hair-dryer. The second bedroom has two single beds (3'), again with built-in storage space above and beside as well as a bedside cabinet between the beds, a shelf with mirror above and an electric fan heater.

 

The tiled bathroom includes the toilet, a wash-basin and the corner bath, which also has a shower over it. A cupboard next to the bathroom houses the hot water tank and some useful shelving space.

The bungalow also benefits from cavity-wall insulation and loft insulation.

Outside: Full unrestricted access to communal gardens. Patio with furniture to rear. Single, allocated parking space immediately to the side. Rotary clothes line. 

Notes: 

The bungalow enjoys the remainder of a 99 year lease which started in January 1973. 

Ground rent is payable in advance in January each year. This is reviewed every five years and is index-linked. The ground rent for 2009  was £530.** 

Each leaseholder is charged in arrears for ground maintenance on site. This is shared equally between the 50 bungalows and for Jan - Dec 2008 was £754.87.**   

The bungalow is served by mains electricity and water. Water rate for 2009/10 is £234.56. 

It is also worth remembering that a T.V. License will be required. 

The bungalow is presently registered for Council Tax, Band A, with Caradon District Council and benefits from a 'second home' reduction. The cost for 2008/9 was therefore reduced to £633.09. It may be possible for the buyer to register the property for Non-domestic rates (not council tax) if it is to be available for letting. Other bungalows at Rosecraddoc have just been revalued to a rateable value of £2100. It may also be possible to qualify for ‘small business rate relief’, bringing payment down to an estimated £525 for the next financial year 2010/11. (Based on figures for No. 14 Rosecraddoc Lodge, registered under this system.) 

**Payment of 2008 ground rent and 2008 ground maintenance should be ‘apportioned’ between the present leaseholder and the new leaseholder, according to the agreed date of sale. Water rates and non-domestic rate/council tax will be apportioned by the relevant authorities. 

Buildings and contents insurance with additional cover for holiday lettings is available for a premium of approximately £190 for a year, based on figures for our own bungalows. Of course, the new owner will need to make his/her own appropriate insurance arrangements.

Planning regulations dictate that bungalows at Rosecraddoc Lodge are NOT for residential purposes. They further dictate that ‘long lets’ are not permitted, the maximum period being 31 days per let. Occupancy is not allowed between 7th January and 1st March each year. As such, potential buyers should note that it will not be possible to purchase using a ‘buy-to-let’ mortgage.
